Comercial land development investors

This is my first post in the forum. I have been reading other postings and I hope someone can help us out.
We are looking for commercial Land development investors for a property in SW Montana aprox 5 acres zoned commercial in town.
We are fairly new in the business but feel we have a great start. Can anyone help us out?

We are looking for a source or a list of sources that may get us on the right path for development investors. We are mainly looking at residential investments but have a couple commercial properties that we would like to finish.
We do not have a REI club locally as that is one option we have tried.
