COM Rates???

What are the rates everyone is getting quoted right now???

I’m primarily interested in the Non Balloon payments structures.
20yr, 30yr, and 35yr fixed???

Currently because of the market most are doing 7% and at 70%-80% LTV for 25yrs…unless you are doing 100% carry back from the owner…but those normally require a balloon payment after about 4-5 yrs…you can figure a ball park payment on that from Yahoo’s mortgage calculator and looking at some properties on loopnet.com

Commercial mortgages and balloon payments go hand in hand. Different amortization schedules are common you will have a hard time finding a 30yr amm on a commercial note. Typically the best you’ll see is a 25yr am.

Rates are credit driven, equity driven, experience driven, property driven (market, condition etc.) You need to talk with your banker for rates and shop.
