I want investors that base their funding decisions solely on the property ( usually apartment buildings ). Too many times I’m bogged down on client credit, experience, income, and debt. The properties I provide to them (lenders/investors) are properties that ANYONE should be able to purchase because of the worthiness of the property and its ability to sustain debt service and/or investor return. I will suggest to all investors that a Limited partnership be created on each property and the debt service will be the responsibility of that company, independent accounting, property management, and legal fees also.
Across the board I need 30% of NOI and the rest is up for grabs between investors, or, a single contract buyout and that price will be one years gross rental income as stated in current financials or an average of three years, whichever is greater.
