Churches?

It doesn’t need to be touchsceen, you could do it much cheaper with a pushbutton system. Every table could have a numbered menu, every item could have a 2 digit number. When the person wants a cheeseburger with curley fries they push 01 for burger, 05 for the fries. Just a 10 digit numeric pad will suffice.

I was in a nightclub years ago in downtown NY - it was converted from an old Catholic church. It was called Lighthouse I think - and the VIP room was the monsignor’s apartment above where the choir used to sing.
Great club, but it was truly ancient.

But, if you want to buy it and flip to another church - well I can help with that. :slight_smile:

Back on the subject somewhat, I live in a very religious oriented area and there are literally hundreds of churches here if anyone ever bothered to count them. Once in a while a church-specific building goes on the market and I often wondered about it but it has always seemed to me that if you (or someone else) are going to change its use and sink a bunch of money into renovations then it’s a tough business case to make. And as funny as a strip club idea is, I think the locals might have some zoning issues they would want to talk to you about first.

The other thing I wanted to say is that I have several small strip centers and I have a single church in each one now. I don’t like the idea as a rule because add very little to the foot traffic of the building during the business hours of the other tenants. So I have tried to locate them in units that were not the best retail locations - side or basement units for example. Most of them have such small congregations they couldn’t afford a specific use building themselves.

As tenants they are a little better than average I think although at first I was concerned about potential noise problems but since they are generally meeting one or two evenings a week and Sundays when the other businesses are closed, it has not been a problem and the same with the parking lots. I always ask about the size of the congregation too and do a little math on their expected tithing and see if I think they can manage the expenses and determine how many cars they bring.

I had one potential church lease go south on me right before signing because they had set-up a non-profit corporation and wanted to sign the lease as the corp only. Without a D&B rating for a tenant (rare) I always put a person on them and none of their trustees would sign up - not even as a group. If they had defaulted I would been left with a worthless contract so watch out for that if your state allows churches to incorporate.

In the end, I really only care about the color of their money.

In Europe we have been turning Churches into large offices - The roof is pretty high so you can put in a second story easy…

I’m in the process of converting a church into a condominium complex, about 19 units around 1,000 to 1,400 per unit. I don’t know how interested you are in that but I can forward you some pictures and the rough plans for it.

It’s about 2 million in construction.
