I was wondering if everyone checks for liens on their own or if they hired an attorney or title company to do it.
I check only because I can pay 1$ and find out everything about a property. There’s a government website where I live that publishes this information publicly.
I do it before every single appointment so that there are no surprises and I can raise questions and uncover hot buttons…
I ask the home owner then check it out. Trust but verify!
Trust but verify… sounds interesting. How many times has the homeowner actually told you the whole truth?

I think that it’s nuts to not have a Title Company check for liens and offer title insurance… Of course, I do my own prelim-check & speak with the sellers, but there have been times when some weird things have popped up.
