Challenges in finding and/or reviewing deals

For the more seasoned investors:

What are some of the biggest challenges in finding good deals and/or when reviewing a deal presented to you by a wholesaler?

Just so I’m clear your talking about a wholesaler bringing you a deal?

If that’s the case theirs a few things you need to consider…

  1. Average DOM (Days on market) for homes in your area

  2. Current “As-is” fair market value of home

  3. If the home has been listed before being brought to you how long was it listed for?

  4. Layout of home in terms of # of bedrooms, closets, baths. When weighed against other homes in the area this will give you an idea of marketability…
