Certificate Of Occupancy

Can someone explain what a certificate of occupancy is and why or when it might be needed. I was looking at some properties out of state and some required a certifcate of occupancy. Thanks in advance

A Certificate of Occupancy (CO) certifies that the residence has received an approved final inspection by a City inspector. If this is your case, under no circumstances should a residence be occupied without first obtaining an approved final inspection or temporary certificate of occupancy (TCO).

The only time I’ve seen it in Georgia, is when a property in uninhabitable on the day of purchase. The seller will state that a CO is required prior to anyone living in the residence. The county is aware of this circumstance and will expect you to file permits for the work you are doing and require a final approval before you can obtain your CO.
