I may offer 60k on this property in hot area, needs about 15k in work. I would offer cash, can I close without title insurance? Will this affect the fututre sale? I trying to avoid any transfer costs except of course the transfer tax in Penna. Thanks
Without title insurance, you have no protection if a latent defect is discovered in the title. If your buyer requires a warranty deed, then after you transfer the property you will be self-insuring against future claims to a clear title.
