Carlton Sheets $9.5

I noticed that Carlton Sheet is a main topic in this forum. His web site offers his system fr $9.95 in a 30 day risk free offer. I am wondering if any of you know what this offer is? Is it $9.95 and I can try it for 30 days and after 30 days I cannot get my money back? Or is it $9.95 and if I don’t return it within 30 days I get billed for a whole bunch o’ money?

If you return it within the required days you get your money back. However, check on E-bay first. You may find the entire package on their website for very little money. You can find all the study material you need on this website and others like it. Best of luck!

Many of the successful investors on this site started out with the Carleton Sheets material. It is an excellent beginner’s course and is quite comprehensive. I recommend it!

Coincidentally, I’m considering ordering it myself-was thinking about it last night before I even saw this post.

Reason is: When I was in my mid-20’s (am 37 now) and living the wild life in Charleston, SC, one of my good friends was going through a divorce and needed a place to stay. I only had a sofa to offer on a floor of a very old house downtown, but let him and his dog stay with me for several months while he got back on his feet. He had always been independent and managed to buy a cell phone franchise right out of college in the early 90’s, but his wife got it in the divorce somehow, leaving him stuck with me and totally rudderless-the EXACT situation I’m in now.

So, while I was out partying every night, he was busy scraping his pennies together and one day I noticed he had bought the Carlton Sheets deal. Of course, I made fun of him at every opportunity, as I saw this as him being taken in a late night infomercial scam and laughed at his dreams. Next he’d be ordering the Ron Wu Way to Riches.

I don’t know if he followed the program or what, but he did pursue real estate investing. Through some deals, luck, work, a lucrative 2nd marriage, he’s pretty much retired now at 37. Not really retired, but lives extremely comfortably and does whatever he feels like whenever he feels like it for the most part.

His first deal, he got 2 friends of ours to partner with him to buy a rehab for essentially nothing($36k, if I remember,which is unheard of in Charleston), which he did all the work-turned it into a duplex and he lived in the bottom for a while. He eventually managed to buy another dump across the street and rehab it for a little over 100k if I remember. Soon after that, the most prominent RE Co. in Charleston bought the block behind his houses and razed it, to redevelop it with houses starting (back in the 90’s) in the 350’s. You can imagine what happened to the values of those two houses. He then kept using leverage and buying more, eventually owning 13 the last time I asked him a few years ago, as well as learning how to build houses and I think getting a contractor’s license. He started a contracting co, and built a multi million $ waterfront vacation home for his father in law, and I think is building another lakefront home for him(he’s loaded) as well as several other very high-end homes. Anyway, his business has taken off, and I wonder if it was all due to those nights I remember him sitting on my couch in his underwear listening to his Carleton Sheets tapes on my stereo with his headphones on.

Long story, I know.

Well, several things. One is to figure out if they will be worth the expense in time/money. Unfortunately, right now I’ve got the time. I’ve been a licensed realtor before (although it’s been a while) so I’m not unfamiliar with RE; I read anything online I can find on real estate, REI, and usually am reading a book on some type of REI at any given time. I spend an inordinate amount of time reading posts on these forums. :wink: I also recommend Steve Berges’ books, if anyone cares.

Two is that while “no money down” is an attractive proposition, as soon as my house sells in SC (that is, “if” it ever sells), which hopefully will be soon, I’ll have a pretty nice chunk of $ to use for investing. So while NMD strategies may be nice arrows to have in my quiver, I’m trying to decide if I’ll pursue that route. I think I can figure out on my own how to buy a house with “no money down,” which really isn’t my goal. My mission is to begin building wealth via a rental portfolio and rehabbing for working capital; fortunately, I’m not starting penniless and I have good/excellent credit.

Unfortunately, I’m going through a divorce, just sold my business, just moved to a new city, have no contacts, have no real job, have put myself on an extremely tight budget until things loosen up, blah blah.

It looks like I can get my hands on a program for around $100 via Fleabay. I just want to be sure I don’t buy what amounts to a large RE dictionary. I’m reading reviews online, and it looks like it may be a bit basic. I’ll post what I decide and why.

Just because you have money down is not reason not to buy the down payment course.

I got the course over a year ago. I was just going to read it and return it. I honestly thought it was good enough that I kept in and paid the total amount.

Like everyone says its a good basic course. Well worth the chance.

I bid on some on ebay but didn’t win my bids a few weeks back. Just bid on a few more now, hopefully I will get one. Its hard finding CD/DVD sets that are cheap. There are tons of cheap VHS and cassette courses but I’ve long chucked both my VCR and all cassette players.

Non one really answered my question. How much does it really cost? There is no indication on the web site.

Also, it seems to be the same with alot of things. To a new commer it seems the ony way to make money in real estate is to sell books and materials about how to make money in real estate.

Everything is “You can do it, just buy my stuff” “I’ll show you how, just buy my stuff” “I’ll give you all of the secrets, just buy my stuff”

If you don’t want to buy anything, go to the library and borrow some REI books. They might even have the Carleton Sheets Course you could borrow for free.

I paid 5 months at 59.95 with free shipping. I also ordered two “extras” otherwise it would have been 5 months at $49.95.

I also went to a local library in a city near me, they had over 50 REI books including Carlton’s. Carlton has other programs too.

I’m holding off buying it-the consensus seems to be that it’s a good place to start; has some beneficial info for everyone-novices and experienced investors, and quite motivational; but a lot of the techniques could be considered outdated(developed in the 70’s-80’s), unnecessary to pay a lot of $ for(available elsewhere), and really, since I’m in bootstrapping mode right now, I’m going to be more resourceful and keep taking advantage of my library. His methods and inspiration aren’t proprietary.

I did run across some interesting stuff through researching his program. William Bronchick’s legalwiz.com held my interest and had a free little teleseminar that would be good for a newbie, and scoured Mike’s recommended Dealfiles last night WAY too late into the night, and read complaints against Carleton Sheets business-not his program, mind you. It seems a lot of people had issues with the billing department, and it seemed to me anyone that had problems with his program just never bothered to go out and do it. A lot of people said it took more time than they expected.

Anyway, if anyone here owes their success directly to Carleton, I’d love to hear about it-maybe that would persuade me, but I’m hoarding my pennies for now.

Thank you for clearing that up. It’s a little deceiving using the fine print and all and it’s just not clear (to me) if the 4 payments are for the “No Money Down” product or something else.

It really has nothing to do with me being a cheap skate (O.K. I am!) but I don’t want to go throwing a bunch of money into this unless I am positive it will lead me in the right direction.

I just plopped $20 on a new book yesterday and so far I think it is a fantastic read. Exactly what I am looking for; No Nonsense, No B.S., No “You can be rich too if you buy my secrets”, just the strait dope about REI.

I am newbie, bought CS 2 weeks ago. all the DVD’s are just like informercials. the books are helpful. however, I also bought the book FLIPPING HOUSES. Cheaper, better explanations. I won’t say the CS course was not helpful because the CS books were worth the $40 I spent and will use them for references, but don’t expect the DVD’s etc. to be step by step instructions or anything :-
So far I am finding books and the forums the most help. Going to my first REI meeting tomorrow! ;D
