Cant find HML in indiana based on the property

I am looking for true HML that will lend in indianapolis, Indiana based on the property not your credit or fianacial. Been looking, only coming with HML that based off your credit. Could someone help out

I have investors that want to property here in indianapolis, but they dont want to use there credit. Looking for HML that lend will to them based on the property. So if I have a deal that is worth 100k ARV. i would sell it to the investor for 58k. Would need a hml to lend them money based on the numbers and not there income or credit.
