i was wondering if once you get a bank to accept a short sale can you assign it to an investor thanks
Most banks will not allow assignment of contracts so you will have to do a simultaneous or double closing. Check with Title Companies or Real Estate Attornies in your area to find one that does them. Be aware that you will hear that they are illegal but they are not.
When banks send you an acceptance letter, it states their stipulations and one of them is that it needs to be closed with John Doe (the name on the contract).
When you do the simultaneous closings the A-B transaction needs to be completely funded, before you can close with Buyer C.
As long as your end buyer isn’t using FHA you don’t need to assign it, just close as the buyer on the first closing and as the seller on the second. You will need a transactional lender to fund the first closing.
