I was wondering since birddogging doesn’t really require any money loans or legal fees except for the money I make from it and the sale I am under the age of 18 can that restrict me from doing this? :o
I see no reason why it would restrict you from passing deals on to investors. Unfortunately, it probably will be harder to be taken seriously if you talk to homeowners. Bottom line: Go for it!
Thanks for the motivation I am going to try my hardest this next summer to pass deals onto investors or buyers, but throughout the year I am going to work on my buyers list. ;D
No, you can do anything you want. The fact that you are under 18 and are planning on birdogging makes me think you have a good chance of going far in REI.
hehe I have plans in mind to either get my brokers license or become a large scale developer the only problem with that would be the fact of finding investors to fund the money to buy land, but its fun to have challenges without them life would be boring
Technically, as a minor you can not enter into a legal contract unless you’be been emancipated (deemed an adult by the court) or the contract is for necessities of life.
You might find that some investors are apprehensive to take your contracts if they are voidable at the option of the other party.
Having said that, I would focus more on finding deals than I would on finding investors. If you find deals, investors will be the least of your worries.
hehe I don’t think I could be deemed as an adult other than being an orphan or such. Is that how it goes or can I have my parent sign something to be submitted?
You would have to go to court and prove that you are on your own and need to have control of your life for your own well being. It’s not something that happens all that often.

If you are birddogging, you don’t have to worry about the signing contracts issue. You aren’t going to sign any contracts. You can get them to agree to a price, fill out the contract, have them sign it and then bring the contract to the investors for whom you are birddogging. If you go that far, you definitely should get more than a 250.00 birddog fee. I would pay you at least 500.00 and up depending on how much profit I was going to make. As for adults taking you seriously, if you present it right that shouldn’t be a problem either. Tell them that you got a summer job finding properties for some of the largest cash investors in your area or something like that. They will probably respect that.
