!st of all, Investors don’t pay retail. If the Arv and the asking is is within 10%, for us as investors they are practically the same. If its worth 77k no investor (unless they have tons of cash and are brand new) will pay 2k below retail. There are tooo many great deals out there. There is no deal here unless you get it sub2, and you already know thats out of the question. Remember that time and circumstance changes everyone. If you let them cook a while you might be able to do this deal on down the road. Don’t be afraid to walk.

Wholesalers don’t pay retail or even close to retail. You have to make this deal look attractive to your buyers list. This seller does not seem motivated enough to work with, who cares, move on, plenty of deals out there waiting to be closed on.
This guy owes way to much on his house anyway.
I agree with the others…there’s no room in this deal unless you can get it for 60-70% of ARV.
