I have a friend who has a 4 acre lot with a 2bd, 1ba mobile home on it. She is receiving $720 a month rent. She bought it for $120K and now owes $91K. The comps are 3 for the last 2 years. Two comps in the last 6 months. The low comp is $43k, the high comp is $105k, the other is $65k. She wants $5k+ if she sells. I want $10K as the wholesaler. How do we make this work if possible.
This doesn’t work based on your “comps.”
Meantime, the seller will accept over-retail, plus $5k? I bet.
