I am a first time investor and am the proud owner of my first property, a duplex. I originally intended to just collect the rent until I decided to sell, but am now intereseted in l/o. If I did this could I lease one unit to them and collect the rent on the other unit until they take ownership, or would they be entitled to all rents recieved? Thank you in advance!
Think about what you just said, “can you collect the rent on the other unit until they take ownership”. If they don’t own it then they have no rights to the rent. You can give them a lease option and collect all rents until they exercise the option and close on the property. Up until that point you are the owner.
