I am looking online to see where to buy bandit signs. I don’t want the huge bulk amount of signs. I won’t need the 25-100 signs because I will not be using all of those signs. I don’t even have 25 to 100 places I can think of to place the signs around my area. Then it wouldn’t be any use anyway if the bandit police take my signs or order me to remove them. I can’t afford to go through the trouble removing every last sign I posted in many different areas around town. Is there anywhere I can buy bandit signs and stakes individually without paying for big bulk loads?
I figure I can post at least one sign in a good spot to see what results I will get before buying more. A lot of the signs I saw online are already prewritten with “WE” BUY HOUSES. I will be the one investing in houses on my own, so there is no need to throw “WE” in there. I know exacty the size and color I want for my signs.
you should search for local sign makes, I just recently purchased the coro plast signs for a little over a dollar a sign, also to save some money instead of using the metal stakes, look into getting the 2x2 surveyor stakes at your local home depot.
I hear the 18x24 signs get better results because they are easier to read when people are passing by at 30-50 mph. Would a 2x2 stake work well with a sign that big?
Because I would have to keep putting them all up and keep taking them all back down so they won’t be taken away by the bandit police. I may consider changing my strategy by using business cards or magnets.
I see a lot of signs posted on the telephone poles. Where do I get those signs and the staples to post them on the poles? I see those things staying up for days with no one taking them down.
tbodley put up the bandit signs on vacant houses or property and also put it where other people post up signs. It’s not illegal to post signs up on vacant houses…If the bandit police take your signs down off a pole no problem. By that time, you may have gotten multiple deals to choose from and i’m sure it wouldn’t hurt after that to take your sign down…A wise investor told me try putting signs up every weekend say on a friday and taking them down by the monday to avoid the bandit police. Best wishes! I myself am also getting into bandit signs as a marketing strategy this weekend! Aiming at 50 signs.
Tbodley you can’t be successful in this or any business by putting your pinkie toe in the water. 50 bandit signs should be the absolute minimum if you’re serious about doing this. If you won’t even consider doing 25 (even if you’re in a rural area) then you’re just putting your toe in the water.
If you don’t want to lose the signs you need to be willing to put 'em out on Friday and pull them up on Sunday evening. If you aren’t willing to go through the “trouble” of doing that, nor will you pay someone else to do it, then like Cincyben says maybe bandit signs aren’t your thing. That’s not a problem (there are other ways to get calls), but frankly I see a bigger problem…seems you want this business to be easy…you’re not willing to put in the work or make the sacrifice…that’s a problem.
Yea I agree nsu1997. Judging from tbodley’s other post I see that you’re looking for shortcuts and not going full force. You have to treat this like any other business to gain success. You either will have to go hard, reap success and retire young, or start slow, reap sorrow and retire at 60.
Exactly. There’s no other way. He’s gotta stop making excuses, invest in his education, be willing to take massive action, make sacrifices, and blow through or find a way around the inevitable obstacles and road blocks. If that’s not your attitude then you just won’t make it. Simple as that. I can tell by your posts you get that.
Never bought less than 50 bandit signs in my entire career…usually bought them in 100 or more. Even when money was tight. I put them out myself in the middle of the night (to minimize the chances of getting hit by a car or getting pulled over by the cops). So for him say he won’t even consider buying 25 at one time and can’t bother with pulling them up on Sunday makes me SMH.
Marketing is an art. Gone are the days of putting out a shingle and the town knowing your the local _________. In order for your marketing to be truely effective it must be 3 dimensional and provide some level of sturation.
Here is what has worked for me as far as construction goes but I am sure will translate to my REI marketing.
1. I pay someone 5% of the gross sale price of the job to canvass a neighborhood. A letter size flyer advertises my business on day glo paper. 500 sheets for $14, plus .04 cent per copy on 4 cent friday at the UPS store. Total $35 or less. We hit every house, not just the one with bad roof, old windows, or other problem. It is often the best maintained home that gets work. 5% is a good motivator the right person can make a substatial income part time. My 13 year old knocked down $3500 in one neighborhood last year in less than a month part time and I made over $50K.
2. I put up signs all over the neighborhood I work in. I use a map and locate all the streets. This will show me where the exits are often there are 5-6 streets that lead out of the neighborhood. We also place signs at intervals throughout the neighborhood. The signs I get run about $250 for a hundred and pay for themselves with one job. Normally the neighbor looks out the window sees the signs and calls.
3. The thrid dimension. ON ALL my marketing materials I put my Phone Number, email, and web site. Give the consumer options to contact you in the way that best suits them. The web site can be bookmarked and used much later. The more exposure someone has to your message the more likely it is you are to prompt them into action.
REI is a business you must be prepared to make an investment of time and money into it. Your results will be a % of your total effort. LITTLE EFFORT = LITTLE RESULTS. HUGE EFFORT = HUGE RESULTS.
You may want to read everything you can about Guerilla Marketing. Some of the money issues can be overcome with sweat but be prepared to invest the resources of your sweat into marketing not buy steaks.
All good stuff - the thing that struck me is your comment Little Effort = Little Results, Huge Effort = Huge Results
Folks this is the truth. Many people are under the impression that wholesaling is the easy way to making money in real estate - it isn’t - it is hard work if you want to consistently close deals…
You’ve got to roll up your sleeves and get to work!
You can’t put up 1 sign and then hope the phone rings…
Wholesaling is a great way to get into investing you can make alot of money with very little headache. BUT it is an intense process. The work involved is tremendous. Many people think I'll just option the property and sell it. Then set out to find a deal and a buyer. Putting the two together requires hard work. Hearing people say they want to wholesale some properties gets me excited because I know most will never become successful but a few will find a new way of life.
To be a good wholesaler you must think like an investor, provide solutions for homeowners, be a private investigator, an inspector, a marketer, and a saleperson. Plus much more. Donald Trump sums it best in The Art of the Deal. You must have a passion for the Deal, or it is just a bunch of pain in the butt work no matter how profitable.
Can’t wait til my signs come…Past 2 1/2 months I tried flyers, letters and business cards and haven’t generated any leads yet. But I see tons of Bandit signs in my city so I’m pretty sure that’s what’s working for other investors here.
In order to promote your property among the local markets, using bandit signs is imperative. It is the best way you can communicate to the city residents about your property.
