Calling all Phx & Az Investors. State and city specific questions, Need opinion

Ok so, obviously Scottsdale will always be a favorable neighborhood. Tempe for rentals because of ASU. but are there any markets that are not as well known? I mean I am not looking at South Phoenix, Buckeye or Queen Creek, now San Tan?? (which brings up a funny story of an out of state wholesaler who marketed a property in Sun Tan Az) for their various reasons. But I would like to know what others think of the greater metro area and their opinions. I thought the central coridor was favorable as well but is it becoming unpopular?

Also, Phoenix is very seasonal with big influxes during snowbird season. I also know holiday season Nov-Dec is a bad time to be selling anywhere. Just wondering if others could shed some light on this interesting market of ours.

Not to bombard with questions, but how is everyone finding the post home buyer credit market here as well???

We like Chandler, Gilbert, Mesa, Tempe, Scottsdale in Maricopa County! Apache Junction in Pinal County and Tucson in Pima County! Maricopa County had a fairly stable year round population until the financial crisis and the exodus of the building industries. Snowbirds change the percentages more in Apache Junction and Tucson than they do in the greater Phoenix area as they are much smaller populations.

The real estate market kind of dies out Thanksgiving Weekend Through New Years day, which is a little less than 6 weeks.
The home buyer credit has not really effected the buyers who need to buy!
