how do you all feel about buying rentals built in the early 1900’s. I have seen many older 2-6 multiplexes with great cash flow. Aside from plumbing and wiring issues, what else should I look out for?

I think tha answer will vary depending upon which part of the country you’re in…bottom;line, do your full due dilligence.
Here in Louisiana, I would worry about the AC unit and termites but in New England it would be the foundation and the oil burner…
As always, the roof, the foundational support, the major mecahnicals, insulation, etc…
I always spend the $250 and get the best inspector we have in the area (he literally wrote the book on home inspections for the state licensing course…)…he finds it all, big and small.
