Buying a home to flip in a flood zone area

My husband and I are checking out houses to purchase to do fix and flips with.

One is a GREAT deal, but it’s located in a flood area. Is that gonna be a problem in selling it in the future.

Does anybody know where I could find out about this area and how many times in the last …say…10 years it has flooded?

Also, I hear that purchasing homes that are within 300 ft of power lines is NOT a good idea.
