When you all have a property under contract that you simply want to assign, do your buyers ever ask what is your role in the deal (owner, agent…)? If so, what do you tell them?
Your typical buyer doesn’t care what your role is. They look at the numbers and see if it makes sense for them to buy…that’s it. Of course, the property has to have a marketable title, but that’s basic.
If a buyer wants to know your role, tell them the truth. Everyone in this business knows you in it to make a profit, and they don’t have a problem with that as long as it’s still a good deal for them.
Thank you for the response. For a minute there, I didn’t think I was going to get one. I’ve had two people ask me if I was the owner or agent, and I told them the truth. But you’re right, the majority of potential buyers have cared only about the numbers, and whether the numbers make sense to them.
