Buyer's Broker??

I’ve been approached by a decent buyer’s broker to sign a one month buyers broker agreement. Does anyone use a buyer’s broker or have had any good/bad experiences in using them. My understanding is that the buyer’s broker usuall gets a commission of 2-3% which is USUALLY paid by the seller. It appears that they do a lot of the legwork for you (i.e. comps, rents, offers, contracts, etc.,)

if you’re not familiar with contracts or buying/selling a house
in general you should definitely use a buyers broker.

my problem is that since the seller pays for their service, how
can i be sure they’re looking out for my interest! so make
sure you get a good buyers agent. many agents don’t know
anything.

I work with only one buyers broker. She is an incredible asset to me. She makes all of my offers and does most of the dirty work. But she has never required me to sign a contract forcing me to use her services for a certain period of time. I don’t recommend signing any contract with a realtor, other than the “confirmation of agency status” that you HAVE to sign when you’r using a realtor to purchase a specific property. If you don’t plan on doing any of your own searching, you may want to use that persons services and sign the contract. But if you’re like me and you do your own searching, just use the realtor to do the paperwork and make the offers. I’ve found that things run smoother this way. Hope this helped.
