buyer/tenant installs parking lot in a lease option?

I am pursuing a house to lease option and there is a possibility to earn more money by turning the backyard into a parking lot. It is on a college campus right in the heart with no parking…How would I fit this into the lease?

1)So I want to lease a house for a few years with the option to buy around the third
2)while i am leasing I want to rent spaces in his backyard for students to park and walk to class

You will have to get the owner’s permission in writing to make any alterations to the property. Also, you may need a zoning variance from the city as well as business occupational licenses.
