I am trying to motivate some friends who have good credit and cash to buy investment condo’s in an area where I have done very well. To overcome their FEAR, I was wondering if I could structure some partnership where they would buy the condo, using their good credit, we would split the downpay, and I would guarantee to buy back the property in 1 year with them getting a $5,000 profit.
In other words, if it takes $20,000 down to buy an investment condo, we each put $10,000 down and in 12 months, I will guarantee to buy the condo back for their initial 10,000 plus a profit of $5,000. That’s a 50% return on their cash.
Would this work?
