answer these questions and that’s your business plan.

if you don’t go out and do it - you will be here 12 months from now finishing “the business plan”…
i’m NOT saying don’t have a good idea of where you are and where you want to go - and i’m not saying to rush into anything - BUT - in terms of writing down a “business plan” - forget it.
that’s b.s. it’s your mind trying to convince itself that you “need” a business plan so that you’re more prepared.
if you’re not doing it - it’s like sex. you don’t have a clue - unless you’ve done it, made the mistakes, etc… :banghead

Actually I think an investor needs a business plan… It may not be a traditional plan however they do need to know what to do and how to make money…

When your banker asks for a business plan take him a cash flow projection/analysis sheet and I can almost bet that will suffice. I spent 2-3 yrs. peddling around a well thought out, thorough, well-written business plan to bankers and investors and got nowhere with it, and I had capital and collateral. Apparently not enough but that’s a different story. Got into REI and I have never had to present a business plan to any of my bankers. All I take them is my cash flow projections and they already have my financials. In my opinion it would be very difficult to write a business plan for a REI business. Target markets are going to depend on the property. Demographics too. Financing, sells, marketing will all differ from property to property. How on earth can you make a 3-5 year cash flow projection when you have zero idea of what properties you’re going to be acquiring. I suppose you could say something like “I’m going to focus on office, retail, student housing” or whatever you’re niche is going to be, but within those markets are many different sub-markets.

By the way you may want to work on your grammar a bit before you attempt to write a biz plan or approach a banker attempting to borrow funds.
Getting money is the goal
In the business plan you probably want information like
-benefits of the property
-Area location
-expenses involved if any
-ROI
-Pictures of the propery
-Future prediction of the property
there are more but I just wanted to state some for now. I hope this helps
