In the next few months I would like to set up an LLC as a sole proprietor. The LLC will be created to purchase, hold and sell commercial real estate, specifically apartment complexes from 24-150 units. I’ll be the only member of the LLC.

I’ve read that a new LLC can earn an 8 or 9 paydex score from each bureau within a year by establishing at least 5 reporting trade lines and maintaining a solid credit history with each vendor.

How long does it take to reach that 8-9 score range?

At what point would you start applying for business lines of credit? Right out of the gate or would you lay off for a while and let your newly created credit references speak for you in 6-9 months?

What can a guy like me with 740+ personal credit and some brief history with my LLC, with newly created business credit hope to secure as far as a maximum line of credit from one bank? Is it wise to try several lenders and secure as much as possible? Or would that cause my paydex score to dive from too many inquiries?

Once one has that good paydex score, does that help to qualify my LLC for a commercial mortgage in the 1-4 million range? I would like to use an investor partner to put 25-35% down on deals that I make. Or is finding that sized investor a pipe dream that I shouldn’t rely on? Should I look for venture capital or private money? I know private money is usually cheaper, but tougher to find.

Do I need a D&B number to be taken seriously when my LLC applies for multi-unit loans?

What will happen if I bring a lender a deal that cash flows like a pig, 75% LTV or less, more than covers the DCR and makes sense in every way you examine it, ie: IRR, cash on cash and total ROI return to investor and I. Do I get shot down because I’ve got no experience or does my investor’s credibility and money create a bridge to a loan?
