Bulk REO funding

I have located some really low risk, cashflow Bulk REOs with equity and multiple exit strategies. I would prefer to refi and hold, but will likely sell anything I do not want to hold. The numbers make such great sense even in far worse then worse case scenarios. My credit is poor and most Bulk REO sellers want cash or credit line buyers only. How can I fund the purchase and minor repairs of these properties? Is JV with a private investor the only way? Are there hard money or any kind of lender that will fund these types of projects if the numbers make sense and the risk is low? Any advice is much appreciated.
