Sounds like a great ad and my only suggestion is hat you make it more personal, otherwise it may be perceived as spam.

I suggest if you are trying to build a buyers list you use the strategies in property launch formula. Use your direct mail efforts to send them to a squeeze page on a website to collect the names and start building.
I would email them as a last resort. Get them on the phone, talk to them a little, get to know them and take it from there. Some times I find homes for sale calling people that wasn’t even my intention. Herbster
