Building an effective wholesaling business system

What is the best way to build a system that allows one manage incoming leads, quickly analyze them, and forward the best ones to investors?

Any reommendstion as far as tools go?

I think this is very much going to depend on you and your preferences. I mean, this question can or will be answered 15 different ways by 15 different people.

I think the first thing you have to do is get the lead. Once you have the lead, you need a way to analyze it. Once you analyze it, you have to talk to the seller. Once you talk to the seller, you have to negotiate and contract the deal. Once you negotiate and contract the deal, you have to market it. After you market it, you have to do an assignment. After that, you have to babysit the deal to make sure it gets to closing table.

How you get from the beginning of the previous paragraph to the end of the previous paragraph is going to vary. As far as specific “tools” go, you can do all of that with as little as an internet connection. You can mix & match tools to suit your needs, i.e. Microsoft Office, Adobe Acrobat, MLS access, etc.

Once you have a constant stream of leads coming in you will eventually want to outsource the screening of these leads. Once you have correctly trained the people you’ve hired for this position, you will finally step back and take a look at the system that you have created. Go ahead and get may be 2 to 3 deals under your belt, and use some of that money to outsource. :biggrin
