I have a tenant who is going to break her lease and pay the break-lease fee of 2 months rent. Is sending out a letter that states i have received the break-lease fee and the lease is now terminated sufficient? Any help would be much appreciated. I live in Peoria, IL.
Its your lease and you are letting the tenant out. If you get the fees then you are good. The tenant may want something releasing them from any further obligation but as long as your content I am sure they are not going to start a fuss.
I would probably produce a document with yours and the tenants sig stating that you received the fees and hereby release the tenant of anything further.
