Anybody have input on “blind” ads? I need to start building a buyers list, and have thought about running some blind ads, but (and maybe this seems stupid to some) but it almost feels dishonest. If I run an ad “3bd/1.5bth 1200sq.ft. No bank qualifying call xxx-xxx-xxxx” or “attention investors 3bd/2bth 60% LTV tenant/buyer ready call xxx-xxx-xxxx” and I don’t really have those properties then I am flat out lying. And I have serious integrity issues with that. But then I am trying to justify to myself that I COULD find 1 or 2 tomorrow, in which case I wouldn’t be lying and if I DIDN’T run that ad and gotten a buyers list then I wouldn’t have buyers to call. (This reminds me of when I was 15 and wanted a car and my dad said I could get a car when I had a job. And I could have a job when I got a car.) :banghead

I’ve seen other investors do this on craigslist before and while I think the honesty of it is borderline at best, its more annoying than anything else. When I’m browsing properties on craigslist (as a buyer) there’s nothing I hate more than somebody wasting my time with a phony listing with a link to another website and so on. Now, if you’ve got a contract on the property and your wholesaling it, thats a completely different story. I think there’s probably enough other established ways to build buyers lists without crossing into any gray areas. Just one mans opinion. Good luck.
THe best and most honest way is to advertise other wholesalers’ deals. Don’t just do it with out there knowledge but find the wholesalers in your area and see if they pay referal fees for finding a buyer. If they do see what they are selling and advertise. You build your buyers list quickly and you might get a few bucks if you actually find the buyer for the property.

You’re asking wholesale buyers to come to you and most aren’t lookin. Go call on them. Force the issue and tell them you’ll be a source of 60-70 cents on the buck homes. Herbster
