Birddog!!!!!!!!!!!

I’m Just getting started with my investing career. Starting out going the birddog rout, seeing that credit and funds aren’t available. I have been reading all the posts and topics on this site and they help a lot. Thanks for all the free advice from all!!! My question is what information are the investors looking for on the leads, that would make it easier for them to persue. I want to provide as much as needed without giving them useless information??? New Jersey birddog here!

Investors want an executive summary

Demographics of the area such as

Growth, population demographics, workforce, income and wage rates, area cost of living, housing demographics, market forecast.

Comparables
Market Value
Repair cost
Real Estate taxes
Insurance cost
Utilities
Closing cost
Total projected expenses
Exit strategy

Why invest in area and the subject property

And the list goes on

Thanks john, but i am not wholesaling yet. I just want the basics useful info that an investor looks for outside name address and phone #. What info is pertinent?

nj a bird dog simply sniffs out a property that may be available for sell, then simply hand off the information to the investor. If you would like to give more than a name and number then you are classified as a wholesaler and should be compensated for you actual facts about the property. But if you are afraid of putting a contract together then you should remain a bird dog.

Andy all that I can say is the more data you provide the more money you make.

My birddogs make 10 to 25 percent of the net profit based upon data provided and my best get the property under contract.

For example:
In Kansas City she makes an average of 10K she gets them undercontract and tacks her fee on the purchase price and assigns to me

In California he makes an average of 25K per deal he does the same

Folks please do not contact me to be a bird dog as I have all that I need

sounds to me like your birddogs are actually wholesalers to you. not that thats a bad thing :bigthumbup:

just seems to me they are making more than i ever have on a birddog and are providing more than i was ever required as a birddog. i kinda agree with charlotte on this one.
