as for getting paid. most likely you’re only going to get paid when the person you’re seeking deals for gets paid unless he or she is willing to pay on a per lead provided basis.
I am planning to Bird Doging. Do we need to have a contract with the investor before providing a lead. Does any one have a contract I can use.
Funny I just sent a investor a agreement a few minutes ago. Verbal agreement is accepted but a written one is even better. Sometimes the investor gets busy and forgets. You may want to start off if you are going to bird dog anything I think the easiest route would be to find tenants for vacant landlord properties. I think that’s a little quicker and easier to learn than bird dogging buyers for wholesale deals right out. You understand that concept right out of the gate because you have been a tenant before in all likelihood. You don’t need any training on that. You can make $500 to $650(that’s more than appraisers get paid) a move in if you show the property and screen the tenants. A little less if you just give the landlord a lead that he has to screen himself that closes. It’s a good way to start off the relationship because most landlords have at least 1 property at the minimum that they need occupied ASAP. All of them will tell you they will pay you a finders fee if you can find them a tenant almost no questions asked.
