Hi Everyone! I am new to the forum. I am interested in starting to do “Bird Dogging.” Are there any books available that focus on this particular subject? I have been searching for books but they seem to focus on Real Estate Investing. I would like to eventually start real estate investing but I need some books on “Bird Dogging.” If anyone can assist me, please help me. Thanks!

When driving around look out for “Ugly Houses” or FSBOs signs
a) Definition of “Ugly Houses”, are residential properties that have:
- Tall grass, hugh bushes and unkept yards
- Boards on doors and windows (Vacant)
- Fire Damage
- Beat up siding (Paint needed)
- Old roofs
- Broken windows
- Big orange stickers (Condemned Property)
- Mailbox is filled with mail and newspapers are everywhere
- During the winter, Property is not shoveled or plowed -
Write down address and area.

This is very detailed bird dog system right here! You can look for For Rent signs this will either be people looking to sell there houses and would be open to creative financing possible since they had it up for rent or landlord buyers that buy property for their rental portfolio. As a bird dog the most important thing is to build relationships with investors that are actively doing deals!
hi i’m a newbie investor as well. :biggrin i decided that i want to try some bird dogging while continuing to be educated on wholesaling for myself. in my research ive learned that there is a certain percentage or fee to expect as my finders fee as well as some type of contract agreement that would garauntee my finders fee in writing. so i guess my question is. is this true? and how can i get access to these numbers and contracts? any suggestions would be greatly appreciated. thanx in advance
