Bird Dog Pay

Hi, I’ve been a long-time lurker on this forum, but this is the first time I’ve posted anything. I’m just getting started in wholesaling, and had a question regarding what is typically paid to bird dogs? Do you typically pay them for every house they bring your way (regardless of whether it turns out to be a winner), or just when you close a deal? If it is on a per house basis, what fee do you typically pay them? Thanks!

I have an investor that pays $10 per house no matter if he buys it or not. Just as long as it meets his criteria. Then if he does buy it he pays $500. $10 doesn’t sound like a lot of money but i just submitted 20 properties yesterday in about 4 hours worth of work…

The $10 is better cause it rewards the activity. I’ve got a guy working with me right now, he gets $1000 if I close the deal. But it’s less motivating for him. Use a flat rate up front, or a small piece paid for each “quality” lead weather it’s used or not.

Most pay when they close. If you want the best deals offer your bird dogs the most money. If you were to offer 10k for each deal you’d be the first person bird dogs call I promise.
