Bird Dog Contract??---Referal Fee??

Hi,

I am giving bird dogging a try to start my journey into real estate investing. I’ve got a few investors who’ve said they are willing to put cash for deals that make sense. I’ve got many many lead and a handful of deals where the numbers work out. The only thing left is to broker the deal over to the guys with the dollars. How can I protect myself?

Does anyone have a or know of a spot to locate a contract to insure payment of my referal fee and to enforce non disclosure?

Be careful here. It’s a finders fee not a referral. The laws in the state of Indiana prohibit anyone with a real estate license to pay a fee to an unlicensed individual for finding properties. It is, however, cool to receive payment from anyone else. Since many investors also have their real estate license, it would be a question I would ask. As to the written document, a simple contract per transaction stating party x agrees to pay party y a finders fee for the property in question should be enough protection.
