Best way to use $30,000 for RE investing (?)

I’ll have about $30K in a week and I’ve been reading this board for about six months. My wife and I are committed to investing the money into RE and have been looking over buying another rental property versus doing a rehab or planting a new manufactured home on an empty lot for re-sale.

I’m in CA, so everything is expensive and I’m not sure what sort of deals exist out here for Foreclosures. With $30K to work with, how can I best leverage it on a 6 month project? I have a list of Hard-money lenders from this site… any ideas as to what I can do with this size budget? Thanks,
