Best areas for renting/flipping in TX

I’m new to this but am looking to start investing. I live in Dallas and figured that would be the best place to start. I’m not sure if this is the best place to post this or if there might be a region specific forum?

In the Dallas area, I’ve seen certain areas of S. Dallas/Oak Cliff selling for quite less than say Plano, Allen, etc. They are definitely better deals, however since they are lower end areas, I’m wondering if rent would be lower, the people renting have to be considered, longer DOM due to areas, etc…? Any thoughts on a decent entry point in the Dallas area? I was thinking condos since they’re cheap and can be rented. I can buy a cheap condo for about 20-30k and rent for $400-600/month. There’s also cheap property (20-40k housing) however most of these are in bad areas so I’m not sure that it’s the best place for me to start either.

I guess preferably, it would need to be somewhat cheap, because my funds are limited. Either cheaper property, or I need to find creative ways of financing.

One thing I’d like to add is that I’ll start going to local REI meetings. I think thats a good place to get a feel for where people in my area like. If anyone has other info or resources, that would be great.

I don’t have much to add other than that I am in California and I have the same questions you have about Condos in the Dallas / Fort Worth area. At face value they appear to be a good cash flow properties. I think there is something I am not seeing.
