What other benefits can I get out of an investment rental properties besides monthly postive cash flow. Say for instance I make a couple of hundred positive dollars a month on my rental. what else can I do with the property to squeeze out more cash while still holding it for a few years.
you also get a depreciation deduction, while the property actually appreciates in value. as for what you could do with the couple hundred dollars, the simplest thing to do would be to pay it toward the principal balance of the loan. you will get a rate of return equal to the interest rate of the loan. i suppose you could also buy stocks or other equities if you can get a higher rate of return.
Good morning, thought i would give my advice, I found a property for 29k needs 5k in repairs just paint and carpet rent is about 500 month ARV is 55k Im going to refi and pull about 10k out in CASH. still leaving me with 11 in eqiuty and a positive cash flow. just another way.
