With this type of foundation, you may want to start out bird dogging. It will not require any money out of your pocket but will introduce you to the rudimentary fundamentals of REI Investing and you can make some money while honing your craft.
There is an entire Forum on the subject and don’t be afraid to ask questions.
You could also look at wholesaling if you do assignments.
