I guess being a bird dog is my first step, but I’m not sure how to start. :help I know I shouldn’t start with the seller, but who should I talk to first? I’d appreciate any suggestions.
Hi, congradulations on wanting to get your feet wet. That’s how Im starting myself,so you are not alone.First thing you do is find your nearest real estate club and join. Ask investors, that you are looking to bird dog. There is also a link on the left on clubs in your state. :smile :smile
Bird dogging is an excellent way to break into the business. Do as SkepticSage suggested and you will be on your way.
Find a good landlord in the area or flipper in the area to know what you are looking for. Then start finding the properties

A bird dog is sometimes a short legged mutt with long ears dragging on the ground and a wet nose, or a long legged dog jumping into a lake to fetch some dead birds. I would rather dignify the name bird dog with a name like LOCATOR. I have many Locators working with me finding properties that I could never find. Having Locators is a great way to multiply yourself and to create more profit centers. The Locator and the investors usually share in the profit on the transactions that are put together. The Locator locates the property, the investor puts up the money, the credit and the contract and than flip the property or contract.

No, definitely not. I have been to one already and they are especially for newbies. You get to network with investors, contractors, realtors etc. Just go and see yourself. Good luck admiral.
