I am a newly licensed realtor and am ready to begin my career investing in Real Estate. I got licensed to sell to my friends and family but my focus is on investing. Just starting out should I search for foreclosures, tax sales, SFH, OR new homes for my first investment? Where is the best place to look? Should I look to owner occupy? (renting right now!) What are some of the pros and cons?
Also, If I have poor credit is it advisable to start a company or LLC to purchase the properties? partnered with my father or other friends who may have better credit? Is there any remedy in the short term for poor credit? Is no money down no credit check a reality or just a sales pitch?
