When obtaining buyers…what is the best incentive you tell buyer’s to convince them to work with you? Why is it that they can’t just get their house on their own…? Why do they need me (wholesaler)? Do alot of rehabbers want that MIDDLE MAN?

…I am playing devil’s advocate in my head…

From my understanding, I believe that most of the rehabbers that I would find to add to my list are those who already have a full time job and don’t have a time to go looking for houses to rehab so that’s when I step in. Thoughts?

For most rehabbers - doing the deal is the good part - and profitable. What is the most time consuming is slogging through all the potential leads to get to the next deal. If you are a birddog or wholesaler who can bring them deals, then they will be thrilled to work with you. Where it won’t work is if you bring them deals that doesn’t fit what they do.

So this is a business where you contact buyers first, find out what kind of deals they like to do - including the areas, ratios and types of exit stretegies they use (light rehab and rent - hard rehab and leaso option…) and bring them deals.

The best incentive the buyers will have is if you act like you are reliable, are willing to understand their needs and bring them good business opportunities.

It’s a lot of work to find good profitable deals. Anyone who invests in real estate knows this. That’s why if you can bring someone a deal that meets their criteria and gives them a good profit potential they will be interested.
