automatic payments for subject to's?

hey guys, we are structuring our first subject to. we want to setup automatic payments the lender. do you guys have any suggestions? so far we’ve had one (evergreen note servicing) which charges the following:

-$15 per month
-$100 processing fee every time a new tenant occupies the property

I used to recommend evergreen. Not any more.

Try these folks. They deal nationally, but have great customer service, and are quite reasonably priced.
