If I plan to assign a contract, do I still need to use an “investor friendly” title company? Or, do all title companies recognize assignments?
Most title companies do mostly cookie cutter deals. Therefore, YES, you should always use an investor friendly title company.

propertymanager is right. Always use an investor friendly title company. If not they ask questions about all sorts of things that are normal but they are not used to see. I closed at a regular title company a couple of months ago and the girl was stressing about my wife not signing the papers and that I was not going to homestead the property and that the construction loan was a baloon. My normal title comnpany just draws up the proper papers and pays attention to the pertinant issues.
