Assignment of Purchase Contract

Between the book(s) I’ve read and this forum, I think I have the basics of doing an assignment. But I have one nagging question, what is the best way to find an investor once I have a contract on a property?

To tell you my situation: I found a duplex that the owner wants $67K for and the comps in the area will probably support $57K. The proprty rents at $1100/month. I would actually like to purchase the property, but my credit situation likely won’t support it, so I thought this might be a good one to do an assignemnt on.

Assuming I cannot get financing (which I have not pursued), and I can get the seller to agree to a reasonable price, how can I go about finding another investor to be the assignee?
