assignment of contract

hey everyone i am getting into the wholesaling business and was wondering if when i assign the contract to an end buyer should there be contingencies stated in it or not? If so what kind should be included? things like if the end buyer does not perform i keep his deposit?

  • financing
  • study period
  • inspection period
  • assignment to another investor
  • etc., etc., etc.
