I have an assignable contract on a property in Lee County, FL for $45K - and the ARV is 90K. The property currently has MTM renters paying $700/month.

You are missing part of the equation if you would like a correct answer. I get that the ARV is 90k and your price is 45k but how much is needed in repair. How long is the tenants lease, what are the going rates for rent in that area?
Answering those would help me answer this.
The numbers need be match well. If you feel that you have found a daimond in the rough than up your fee, and make your assignee belive that this is still a good deal.
