Question: If I get a deposit for assigning my purchase agreement and the assignee takes too long to close can I return his deposit to him and assign contract to someone that can close asap?

The assignment should say that you are assigning your rights to the original contract over to your end buyer for X amount… so the closing date for your buyer would be whatever date is specified in the original contract (July 26th).
