My question is, after I get a house under contract and get the title company processing the paperwork, and I assign my contract to an investor, what happens if the title comes back with a lein agaisnt it and the investor doesn’t wanna settle it or close on it, do I have to refund the assignment money back to him?
Or do I wait until I find out the title is clean before I assign?
Also, once the title company starts the paperwork and if something does happen to where I do not wanna proceed with the deal, I still have to pay the title company their fees, correct?
