Assignment and Leins

My question is, after I get a house under contract and get the title company processing the paperwork, and I assign my contract to an investor, what happens if the title comes back with a lein agaisnt it and the investor doesn’t wanna settle it or close on it, do I have to refund the assignment money back to him?

Or do I wait until I find out the title is clean before I assign?

Also, once the title company starts the paperwork and if something does happen to where I do not wanna proceed with the deal, I still have to pay the title company their fees, correct?

It depends entirely upon the language in your assignment agreement.

Can you give me some advice on how do you go by locating homeowner if they not residing in the home or if the neighbors does not no where they move.
