Im still dont have it all cleared. I first put the property under contract, do I have to give the purchase agreement to the title company? Then I find a buyer and use a assigment agreement sign it and put the fee that i will charge. Do I get the check right there? And do I give the pruchase agreement with the assigning agreement all together to the buyer?
If thats all correct this means that I have no contact with my attornet or title company.
I know there is more than one way to do it. One way is that if the title company has the contract and earnest money, your buyer will need to see a copy of the contract and then you will do a contract assignment that then needs to go to the title company.
Ideally you get your assignment fee at the time you assign the contract but many buyers prefer to pay it at closing. You could ask for 1/2 up front and the other 1/2 at closing.
If you get the entire fee up front, yes you are out of the loop and the assignee takes over.
